Hey BP friends, I am an investor in Bakersfield, and I have a trusted manager here, but I recently purchased a 4plex up in Porterville, does anyone here have any trusted property management companies in that area that they would recommend or stay away from?

Thanks @John Chapman- my long term goals are to keep increasing the amount of passive income that I am receiving from rental properties. Eventually making enough to where I can leave a normal 9-5 and get that freedom that we are all looking for.

I am wondering about how some members go about deciding when to sell SFR rentals in order to move up to multi units. I have 2 SFR rentals right now. On the first, I bought for 125k, owe 90k and it is now worth 225k = equity of about 134k and it cash flows 540 per month on average. On the second, I bought for 78k, owe 49k, and it is worth 160k = 110k in equity, and that cash flows about 480 per month. I bought these when the market was much lower and recovering from the housing crash in Bakersfield.

In these 2 properties, I have between 225-250k in equity, should I hang onto them since they are cash flowing fairly well, or get rid of them and look for Multi units? I have been reading Brandon's posts about how Multi units are his bread and butter, but I don't  have much experience. If anyone has a method of evaluating what to do or any other advice, it would be greatly appreciated. Thanks!

@Carrie Giordano - Where in the heck did you find something for 42,500 in SoCal?? I am up in Bakersfield, and I haven't been able to find stuff that cheap. Good find!

@Mark Barnes - Hola Mark Barnes! Good to see you on here buddy. I'll message you my number if you don't still have it. I have a couple SFR rentals and just finished my first flip which was downtown, and it worked out well, but it seems like prices down there just sky rocketed with a bunch of flips coming onto the market. Someone bought ours for 236/ft and others are going anywhere from 200-225. As far as the SFR goes, seems like prices are up right now to where there isn't much to have that positive cash flow that we all want. There's a spot over on 2012 N Airport if you want to check that one out.
