@Andrew Magoun Good luck on taking it over, property management is easy until something doesn't go to plan. Your property management company should be a value add not sure what happened with your last company but if you looking for another one check out my company at MJP management. 

@Robert Davis Portland is great market, barrier to entry can be difficult depending on how much capital you have to invest.

@Brandon Woodall you should check and make sure the tri plex is legal. there might be a land use application that approves the higher density. If so you should be able to leverage that to rebuild the same density. I think anything over 2 units you will have to build the tri plex to a different standard with the change in OR structural code. I would make sure talk to the city and your insurance agent to make sure you can build it back and what the right insurance would be and cost that might change your cash flow.

@Jeff Webber welcome, you being self-employed you need to have your financials in shape and documented, get with a bank or broker that can tell you what you need to have documented to set yourself up for success. You will help yourself greatly if you have the option to pay yourself a W2 out of the business even though you own the business it will help you obtain financing.

@Brandon W. Portland is great I have done about 12 adus in Portland. We build them for outside clients and our own portfolio. Did you end up building the adu?

@Sherry Potwora if you are looking just cash flow look in salem rents are strong and prices are low but the appreciation will be very low. 

Portland, SFR - add an unit through ADU - the house might break even but when you add the adu you can get cash flow and there are a lot of loan programs to do so, if you want to PM is can share some tips.
