@Mark Allen all on your negotiation skills. I would guess you would have to put a little money up in escrow that was refundable, then you could go through your everything you need to do but i don't know where you are going to get the money for everything else like plans engineering pre app with city phase 1 environmental. Also, I have worked with eb-5 make sure you give it more time and don't get to extended before actual approvals. Do all your investigation on the investors too.

@Mark Allen get an LOI done and do a contract sale that last 12 months while you are waiting for the funds and doing building permits and all that or owner financing is an option.

@Tom MannaI am not the best on know what towns but once you pick a town look for planned public improvement plans that are scheduled.

@Brandy Anderson you need to find a good property manager (assuming you are not going to do it your self) or company that can handle turn overs because back to back booking in your peak months can be tough if you have other jobs. Also, I don't know VRBO is exactly like this but I know air b & b is, that income is considered personal income not rental income so just be aware of that and check with your cpa or do some research. Another big cost is furnishing and kitchen supplies and weatherizing beach properties. all the best!

@Nick Alvarezis it back on the market? I can give a second look at it if you want, I have my own crew and system that can go in and out apt cost effectively we manage 600+ units all over the city so i can give you good idea of rent comps.

If your debit is 200k you will loose money each month with only $1,100 of rent.
