@Cory Griffin I would get some defense going on the home budget and start stacking that 20% as fast as you can.. what gets measured gets accomplished..... Then you can pull some people together as suggested but you have to be ready... 

PM me if you want some other advice on how to get in with lower down payment.

You need to look at comps for a duplex.. yes running the financials is great, you didn't really say what the goal is with your family member are they on a fixed income?? Do you want them to live rent free??

Start interviewing property management, I can help you with that, to assist in rent analysis. 

also, another option is purchase a home with an adu or add an adu.

@Jake Mires Do you have a job? You need to make more money.... The thing you have is your young and you can live with roomates... So, if you feel you are ready and you can get a loan and you have a job I would get something with the most rooms you can and rent them out $500 each or more... I think you need to find what you want to do and get really good at that and make some more money.

Not doing flips really any more I have a couple new construction houses in the pipe line.. mostly rehabbing small multi unit..

We have a property management company as well might be interesting to see what your software provides.

@Andre M. @Mike Biewer......@Neal Collins  @Dar Fornelli are correct... They use to not reassess the whole house than the county came in strong and there was a back lash.. now they are readjusting that but they have not come out with anything I have seen recent.. I have done about 20 adus and some people get reassess heavily because they were really low and never have been adjusted than some we minimal. 

I would go down and talk to the tax accessor or call to get some feedback is my recommendation to all adu clients.

@Gene Murashko Portland Maps I agree with the other.... you have to go in person down to the city a phone call in portland you will not get anywhere.

Portland maps and hit the zoning and it will take you through the allowed uses.

There are plenty of cash flowing properties especially if you are paying cash.. If you want a higher cap rate you would more than likely have some add value from better management or increasing rents or rehab.

SFR - best way to cash flow is to add an ADU to the property you would probably break even on the main house and get your cash flow for adding the second unit....
