There are REI direct mail companies such as YellowLetters.com that have mailers ready-to-go with copy that has stood the test of time.  Worth checking out if you don't find someone locally to assist.  You may not want to reinvent the wheel...

Phil Grove is a legit guy but I can't speak to the value of that program.  I agree with @John Hixon - might be wise to spend some time with @Jerry Puckett first.  He's one of the smartest & most helpful local investors I know.  And you should absolutely check out the George Roddy events regardless of who is helping you otherwise.

Last, I don't know Dennis Henson personally, but he is a super hard working guy here in DFW.  His events and training are very well done; worth checking out for sure.

Listsource.com - they are a data provider to the real estate and mortgage industries.  They have great data for most counties in the U.S.  We use their lists in over 40 markets.

In this video I show how to use Listsource.com to pull a list of "absentee owners with high equity"....  Hope that helps!

These days, you can use Docusign, etc. to do the contracts remotely, but I think you MUST have someone you trust in the local market to inspect the property and send you pics and videos.  And that person really needs to know the market as far as home values, repair costs, etc.  Plus you'll need an agent in the remote market to run comps for you or you'll be shooting in the dark and likely to shoot yourself.

I can't imagine buying a house site unseen.  Can't imagine how you would actively market it to cash buyers remotely.  Can't imagine how you replace sitting at the kitchen table with the sellers to negotiate the deal.  This is such a LOCAL business and a PEOPLE business.

I don't mean to be negative, @Jordan Berry - I just honestly can't imagine doing all the things we do without BEING THERE.  I guess I'm old fashioned.  Hope you figure it out!

Networth Realty is completely legit, started here in Dallas, run by Mark Bloom who had big time success here and has grown that business now to multiple markets.  If you're not going to drop thousands a month into your own marketing to home sellers, they offer a good alternative strategy.  Of course, you have to evaluate every deal on it's own merits, run your own numbers, etc.

Hi @Trevon Peracca - good to hear from you.  And good to hear you hooked up with @Jerry Puckett - you have a real pro on your marketing now!

For many investors, this is about a progression from wholesaling to rehab/flips to buy/hold SFRs... then some even start looking at multi-family and commercial. 

To make the move from wholesaling to rehab/flips, you might look for partner with funds who doesn't have time to do the work but is attracted to the higher returns that they can get from real estate (compared to banks, stocks, or bonds).  Rather than "hard money lender", think "my buddy who is a Dr." or dentist, lawyer, etc. - private money.  You can get a lot better terms from a partner than from a lender.  So that's one way I've seen a lot of guys scale their business.

The other thing I recommend is getting licensed.  I see so many listing opportunities just get tossed on the floor by investors.  At least give those to an agent partner.  Even if I can't make $ off the deal, I try to solve the seller's problem.  Pay it forward.  ;-)

In essence, I tell people to change the way they think of themselves.  If you call yourself a wholesaler, you may never rise above that simple strategy.  Rather, think of yourself as in the very early stages of BUILDING A REAL ESTATE COMPANY.  And think of yourself more as a real estate consultant whose challenge is to solve the seller's problem in the way that's best for them.  That simple reframing of the way you define yourself can set you on a course to build something great.
