Jephte, you can utilize a DSCR loan here. Some lenders have no seasoning requirements, some have 3 months, and others have 6. Youll have to shop around and compare rate and terms with each option.

 Communication, trust, and a good relationship. The more you work with a single lender the better it will work out for you over time.

 Kristie are you asking for a referral for financing? What is your scenario? I would get quoted a couple of different terms from a few lenders.

 Also - 85% on a purchase at 7.125%? That smells suspect from 100 miles away. That can't be true.

You should be able to find some good options on here so long as appraisal is sufficient and DSCR min is met

So, would the PPP trigger for simply paying a little extra on monthly payments?  I need to confirm with the lender but assume any such "partial" payments would have to be substantial and equal to at least 10-20% or more of the total loan?


Generally, the PPP is only triggered if the current note is called "due" through a refinance or sale. Only in the PPP time frame will someone be penalized by the lender in the amount of the % that is concurrent with the PPP structure. Good luck!
