Hi Ryan,

Depending on which lender you speak to and what program guidelines they have - you may or may not see a seasoning requirement. Lenders who have no seasoning requirement generally are higher ticket. If you wait at least 90 says from the purchase date - the options tend to open up for better rates and lower cost. Happy to connect and chat more. Good luck!

So if I wanted to do conventional loan refi cashout, is it 12 months from date of purchase or 12 months with the same lender? I owned it for 12 months, but did 2 refinances in between.


If you have owned it for 12 months you can refi yes. If its a conventional loan, 12mo cash out is the requirement. DSCR is usually 90 days depending on the lender. Some have no seasoning at all, but again - higher cost.

 Hi Pat, @Elias Halvorson makes a super solid point. Every lender or broker will have a fee. Its how they survive. Your best bet is to work with an experienced investment broker who can help you compare costs and fees across platforms of lenders. If you establish a mutually beneficial relationship with one person over time you're more than likely to save on cost in the long run. Good luck!

Take a look at the find a lender tab. I would advise shopping a few lenders and or a broker who focuses in DSCR and STR financing. Good luck!

Just ask for an LE on the new refi. If you see significant savings worth it to you and your partner then roll with it. If you do pull the trigger, I would float the rate until closing and keep a pulse on the 10yr note. Thats the best indicator of MBS pricing and activity as far as directional movement is concerned. Your new balance will be the loan to BPO + closing costs, so its gotta make sense at that number. Good luck

Yes, 100% agree - it’s reality we all face with private lending.
