Looking for a DSCR loan from a lender for the Broken Bow area. We have an accepted offer and are looking to close 8/1

I am looking to partner with a reliable loan broker for both commercial and residential loans

I currently have a contract of assignment in Tampa FL and I am looking to assign it to a builder or luxury builder. 

My wife and I bought our first condo in our own names. We recently sold that condo to 1031 exchange. We had bought the condo with a conventional mortgage in our individual names. For 1031 exchange, we can't close the new property in a LLC due to tax purposes. Are there lenders that do DSCR but close in individual names? Confused because DSCR by nature looks at the income the property is generating and not your personal income or credit I believe.

I am in the process of acquiring a short to mid term rental in the somewhat local vacation/ tourist destinations in my region. I want to utilize either a 2nd home type product or investment property product. I was reading about DSCR loans and they seem like a great tool for cash flowing properties.

My ultimate question is does anyone know if there is a property criteria for these products? Can it be a single condo or apartment.

GCs - investor friendly but someone who is reliable, honest and trustworthy (for duplex/fourplex)
Lenders - conventional, for implementing BRRR strategy
