Do you want to fund housing construction? If so I can help you be a JV partner for builders here in Tampa.

If you want to be the principle of your own company... Interview a lot of builders and bring them on board under your umbrella. Do *not* randomly hire an architect and start building homes. Lots of architect plans I see are costly to build and unmarketable.

Hi Guys,

This is an off market deal with no one between us and the owner. Asking price is 3.5m and is negotiable.
Property is ~125 acres with 63 of it being unbuildable due to a beautiful pond. It's in Riverview, Fl which is the hottest market for new construction of this type in Tampa Bay. 4 units a month is a slow month for these subdivisions right now.

It's currently zoned agricultural but getting it rezoned shouldn't be a huge issue (just time consuming) and owner is willing to sell with rezoning contingency. All of the major players in the area have shown interest in the property at asking price but want 15-18 months to close with refundable deposits for the duration and seller wants it gone as soon as zoning is complete.

Rough guess is we'd get ~150 SFH units out of it, potentially it could be zoned for town homes as well (there is a TH subdivision selling quite nicely right next to it).

This would be a great play for- A builder that hasn't come into the Tampa market yet who wants to build themselves. A land developer who wants to do zoning/utilities/roads and then resell to the prepared lots. Potentially- buy and hold longer term. Land in this area is disappearing and should show some fair appreciation in the next 4-5 years.

If necessary I could partner you with some local investors to JV it/oversee the rezoning etc. My company is connected with everyone you would need to at the larger players (Lennar, DR, etc) to get this to them when you are ready to start reselling it.

This could be the way to go. Grab it for 290ish, put it back on the market for 375ish and make 30-40k profit after closing costs. It's the same profit you would ahve if you remodeled it.

That question is only answered by you.

You obviously can't flip 100 homes a year doing all the work yourself. Are you happy working these hours and doing 2-3? If that's the case- keep going and save those margins.

TBH it seems to me that if you had paid for labor on this particular house your margin may have disappeared.
