@Leela Weiss Great question! 

I think your first step is to educate yourself thoroughly on different passive investments that produce consistent income. You've mentioned a few. Another option would be a multifamily syndication. From there you'll need to learn how to evaluate managers/sponsors of those types of assets. Doing this will greatly reduce your risk of losing capital. Mitigation of that risk should be your chief aim!

Indianapolis is a great market, it's also got a LOT going on right now which makes it harder to find deals that make sense. 

BAM is currently underwriting 200+ deals before it pulls the trigger on the right one. Currently up to 2,500 multifamily units and counting. Stabilized assets, workforce housing, light improvements. We've got some great deal flow in the works!

I think you're on the right track Rickey! Sounds like you're getting experience under your belt AND continuing to seek education. Many current active sponsors in the apartment space started out as LP's to learn the ropes and learn from the mistakes of others first. Best of luck!

There are inherently so many risks when investing in real estate in general and specifically syndications. Because it's a team effort, it's vital that you underwrite the sponsor's team and their ability to execute, their investment thesis (as it pertains to the current market conditions) and their track record.

Govt financing, conservative underwriting, and management execution properly combined; make multifamily (in my opinion exclusively workforce housing vs luxury, student, low income, etc) the BEST risk-adjusted return of all real estate asset classes.

@Noelle Pritchard Barkley congrats on the sale! Like others have said, the best way to mitigate your risk is to absorb as much information as possible, and then partnering with an expert in your niche. I too love the thrill of doing something new that has huge upside, but you don't want to lose all the capital you have. Keep learning from bigger pockets. Keep networking with sponsors who have a proven track record. And perhaps underwrite 10 deals a day for the next 10 days to get a feel for what a good deal looks like.

Eric, it depends on each person. For those with more capital than time, it's best to partner with someone who has the track record and expertise do find the deals for you.
