Hi Amanda, I am a full time investor in Columbus, Ohio and we purchase properties throughout the area and rehab them, place a tenant, and then sell as a turnkey rental property to buyers wanting to own a rental property bringing in solid monthly cash flow and great returns. We can also have the property setup with a local property management company already in place so they would keep an eye on the property, keep tenants occupying it, take maintenance calls, etc. We would provide all numbers to you showing monthly expenses, rental income, property management fees (if you choose to have a PM take care of the property for you) and show your projected net income on the rental property. Hey Craig, first of all, thank you for your service, and welcome to BP. I am a full time investor in Columbus a do a little bit of wholesaling, but mostly focused on rehabbing right now. There are some good REIA meetups in Columbus...my favorite is the COREE group, and their monthly meeting is actually Tuesday next week if you are interested in checking it out. Also, feel free to contact me with any questions or if you need advice on anything and I will give you whatever input I have and hopefully be a good resource for you.

@Pam R. - Thanks for the follow up. Everything ended up working out okay. I discussed with the tenants and then went ahead and posted an ad on Craigslist for a sublease tenant to fill the vacant bedroom and got a few responses from interested OSU students looking for a place immediately...a couple days later, the current tenants came to me with one of their friends that just moved back to Columbus from Florida and looks like he will be taking over the 3rd bedroom and moving in this Monday to carry out the rest of the lease. Crisis averted...thanks for all the advice!

Hello BP,

I have heard some investors mention they try to be present when the appraiser shows up at a home they have recently rehabbed and are selling, to make good with the appraiser and discuss all the improvements and added value to the home while the appraiser walks through...I have never personally done this but I have an appraisal scheduled on one of my properties for sale this week, and wanted to get some input from BP members on whether this is a good move and a potential benefit to the appraisal value, or just Busch league. Looking forward to hearing your response!
