@Paul Jamgotch this would be DD return on contributed funds....for this example suppose we negotiated 12% interest on your total contributed funds of $78,900, and the total hold time was 4 months, your interest dollars earned on your investment for this project would be $3,156.

Thanks for the suggestions @J Scott. I was able to get both of these deals funded, but wanted to reply to your comments:

For these two deals, I did have purchase contracts already in place that I could provide to the lenders. Also don't have an issue with providing some skin in the game on deals.

As far as my experience and successes as an investor, my company has completed six rehabs in the past 9 months, and we have really ramped up our business for 2014 and currently have 6 active rehabs in progress, and 3 more properties we are in the process of purchasing now. Our goal is to do about 40 homes this year. Our most recent success story was a rehab we finished mid-February and had a buyer in contract after only 6 days on market with a full price offer.

Looking forward to a hot spring and summer real estate market in Columbus, Ohio this year, and many more successful projects to come.

SEEKING PRIVATE LENDER FOR TWO DEALS WHO WANTS A 3-MONTH RETURN FOR ONLY 45 DAY HOLD TIME. **END BUYER ALREADY LINED UP!! We currently have two properties we are purchasing to rehab, place tenants, and sell as a turnkey rental property to an end buyer that we already have in place. Both deals are a light rehab and the buyer is financing the properties with a bank loan, so the total hold time for the lenders funds on this deal should only be about 45 days, but we will pay minimum 3 month return to our lender. Below are the numbers for each deal:

DEAL#1:

PURCHASE PRICE: $20,000

REHAB COST: $18,000

CLOSING AND HOLDING COSTS: $2,000

TOTAL FUNDS NEEDED: $40,000

ARV/SALES PRICE: $70,000 (have appraisal supporting ARV)

DEAL#2:

PURCHASE PRICE: $25,000

REHAB COST: $4,500

CLOSING COSTS & HOLDINGS COSTS: $4,000

TOTAL FUNDS NEEDED: $33,500

ARV/SALES PRICE: $60,000 (have appraisal supporting ARV)
