We just picked up a great home from Sheriffs Auction located in the charming and desirable Clintonville area of Columbus, Ohio for our next rehab project (our 13th this year). This is a mostly cosmetic upgrade, as the home already has a newer roof and windows, mechanicals in good condition, and great structure. We will be refinishing the original hardwood floors on the lower level (huge selling feature in this area) and putting our main focus on updating the kitchens and bathrooms, with standard cosmetic upgrades throughout the rest of the house. We are currently in contract and set to close this Friday 3/28/14 on a great home located in a very hot suburb of Columbus (Hilliard) where properties are selling FAST and for TOP DOLLAR.. ARV on this property is $250K (very conservative based on comps) and we are seeking 70% LTV for a total of $175K in private lender funds for this deal, and the loan will be secured by first lien on the property.
