I agree Jason Brooks that a cash buyer would be the ultimate. However I won't count on it as their are very few end users paying all cash.
Also not interested in holding a note or lease option.

If I buy a house at a significant discount and do very little work, what problems might I run into when I try to sell again at market value within a month?

Here are the numbers:

ARV $185,000
Repairs $11,000
Purchase Price $70,000

This house is in probate and has not been on the MLS.

Does anyone have suggestions how to circumvent any issues that may arise with appraisals or lenders trying to nix the deal?

Up to 9 months redemption period in PA? I have been interested in sheriff sales but that seems excessive to me. Certainly might change my perspective chasing sheriff sales. Steve Babiak you have bought at sheriff sales. What is your take on this?

There are stainless steel insulated chimneys that people use on the outside. It sits on a small metal platform that is anchored to the wall. It is then stabilized by brackets attached to the wall every so often.
I don't know the cost of this type of chimney.
Another alternative would be using 16x16 chimney blocks with an 8x8 clay flue.

Hi Callie King and welcome to investing in real estate and to BP. It is always nice to see another local on here. Where is your rental?

I use Compass Property Management and their policy is rent is due the 1st with a 5 day grace period and a 10% penalty after that.
