I stand corrected. All states may not be equal. However, in PA, any estate that has assets does get listed in probate court.
And I now can see the value of an inheritance list, if your state does not send them all into probate, you have a whole new list that few people even dig into.

The terms are different. I discussed this at length with Lance at USLeadList. They have a list that is compiled of properties that are out of probate and are transferred to the heir/heirs, which is where the term "inheritance list" comes from.
Probate lists that I've pursued have lists of properties that are still owned by the estate, therefore in probate.
As to where to find an inheritance list? Google Lance at USLeadList.

If you market to probates and inheritance lists, at some point down the road, you will be marketing the same property.

Having worked in construction 18 years, I can say that building a relationship with inspectors has been a huge plus. Be a professional and know what you're doing, but give them the feeling of power by asking them simple little questions, like how they want such and such done. Lol, stroke their ego a bit.

If I use equity in an investment property (cash out), isn't the interest expense a cost of doing business, therefore deductible as such?

One drawback with multiple LLCs for me is the additional books and added accounting costs. When I buy more properties they will go into my existing entities.
