If you get a chance, listen to a month or two worth of podcasts from The Real Estate Guys. They invest in lots of different markets and have a good handle on whats going on.

Guess there's lots of money to be made in the education business. Aka the "fleecing dreamers out of what little money they do have" business.

My boss at my regular job thinks the world of the guy and spends thousands a year for coaching from his organization. And says its worth every penny.

Are those RTT rates just for that city? Or is PA RTT included in those numbers?

If you spend 10K and are able to receive 3K/yr more in rent you have a 33% ROI. Which, IMO makes it a no brainer.

Will Barnard I think that is a great idea. I've been following this thread, and I'd be very interested in seeing the whats and hows of this project.

For SFRs I've been paying $250-$350. Multis 7 units and under $1100-$1200.

I had Jerry Puckett set up a website for me and it was pretty cheap. Don't know if setting up for video is his thing , but I'd say at least contact him.
