Crazy, right?

So it appears that the University is in bed with the Boro, in a unique way.  The University has spent millions on new on-campus dorms.  Protecting their investment... so the others get a different rules. 

Definition of a student, per the Housing people= Any student, undergrad or graduate, taking 6 credits or more.  So 1 class is OK, 2 is not.

Hi guys.  I have experience with the West Chester Boro.   As a landlord with two properties in WC, you need to be careful.

You can't apply for a student rental and get one.  You have to buy a property that already exists with the rental permit in place.

Note:  Some places allow numerous students, whereas others only allow one student. 

I do see these student rentals come up for sale occasionally.  I know these landlords have a good business... but renting to students is not for everyone... so know what you want.

Demand for rentals in WC is pretty strong... especially if you will allow bigger pets (medium+ dogs)

The good ones are busy... and will vary depending on where you end up (location-wise)

So, alternatively, go to to the local Home Depot near the property...   go at 6 AM.  Generally speaking, these GC's  are good candidates to help you.

No doubt that Coatesville can be rough in spots.  

Alternatively, you could look at Kennett Square.  Higher price point than Coatesville but lower than Downingtown.
