I'm a huge fan of house hacking using the rent by the room strategy! Renting an SFH by the room can produce crazy good returns compared to traditional SFH rentals! There are even some property management companies here in Denver that specialize in helping investors who want to rent by the room to maximize returns. Being creative and flexible is crucial in these crazy markets!

Welcome to the community and nice work setting a solid goal! Now it’s time to make that goal a reality and take some action. My piece of advice on the lender situation is one, does the lender work with investors/is an investor themselves. This is huge as they will understand what you are looking to achieve via house hacking and can identify ways to increase your loan amount based on your investing goals.

Your idea is absolutely feasible, especially if you are open to the rent by the room strategy! Depending on your lease, the numbers could potentially work out in your favor to bite the fee for breaking a lease in order to get into property sooner than May. This would give you the chance to start saving on rent plus the potential for cash flow and appreciation compared to paying rent.
