Look for meetups in your area (virtual) on Meetup.com or FB Groups, attend free webinars, start reading as much as possible on any and all topics related to investing and real estate. Use the forums to help you search for the answers to all of your questions. If you can’t find your answers, then create your own post!

Welcome to the community! I was actually born and raised in Rochester, I'd love to connect next time I'm back home. 

Personally, I'd recommend just averaging out your monthly utilities for the year and including that in your rent prices. This just makes it easier all around and one less thing for you to have to worry about at the end of the month.

Hey Andrew, I'm a big fan of RentRedi. It's affordable and allows your tenants to pay with different methods directly through the app. The rent then transfers into your desired bank account once received. You can then use services like Xe Money transfer if you need to send it to your overseas bank account. This is what I used when living in New Zealand and they have competitive exchange rates.

I'd try to steer away from having a friend collect rent, especially physical checks. I can see a lot of head aches coming up with that route.

I'd suggest reaching out to some investor-friendly lenders. You could also look into non-traditional lending options like hard money or private lenders.
