Very true, the hard part is finding that perfect 2-4 unit property within budget in your desired market.

Welcome to the community and thank you for your service!
House hacking is a very effective and affordable way to get into your first investment property. There are multiple non-traditional routes you can take to make a deal work especially in markets like we have here in CO. For example, up here in the Denver Metro we have a lot of split level single family homes. A lot of house hackers will put up a wall/door, add a kitchenette to the basement and then you have essentially a duplex. A traditional rent by the room house hack in a 5 bed+ single family house can also make for some great returns when just getting started out. I'd recommend getting connected with an investor friendly lender and see what your options are, especially with the potential for a VA loan.
If you want to chat more about house hacking and some creative strategies for making things happen just reach out.

Welcome to the community! I agree with the others reply. In theory you are correct, but the point of the BRRRR strategy is to force the equity quickly in order to move scale quickly. If you have 20% of YOUR cash held up in a deal for even a couple years, you are not going to be able to grow at a rate that makes the most sense. Why not take that 20% cash you mentioned and buy two properties. Or get a 3-5% conventional loan to buy a SFH and house hack buying every year while building enough equity to get into bigger deals. There are sooo many routes you can take to build wealth, the key is finding one that fits you and your goals.
Feel free to reach out, I'd be happy to chat in more depth.

Welcome to the BP community! You're in a great spot to connect with others and find all the resources you need. It's so nice to have a place where you can come to for help and get the opinion of others who are actually doing what you are looking to do.
Let me know if you are ever up in Denver and we can meet up for a coffee!
