@Heather Szucs - There are plenty of flip opportunities in the Denver Metro area depending on the size of project you are comfortable with. You'll find that there are plenty of large scale wholesale companies, but also smaller wholesalers that tend to source deals with larger spreads. Hey @Nikki Mata and thanks for the shout out @Grant Schroeder! Are you still looking for some guidance on your properties? I'm an investor focused agent here in Colorado and have been investing here as well for nearly 4 years now. Hey @Brandon C. -  It's great that you're planning ahead and saving for your first house hack. Submitting your 60-day notice should give you enough time to find and close on a property, but it will be tight. Here are a few tips to help you consider: 

Get Pre-Approved: If you haven't already, get pre-approved for a mortgage. This will give you a clear idea of your budget and make your offers more competitive.

Work with an Agent: Consider finding a real estate agent who specializes in the areas you're interested in. They can help you find listings faster and navigate the buying and after closing setup process. You'll also get access to off market deals that typically have less competition. 

Expand Your Search: Denver is competitive, so looking in areas like The Springs and Fort Collins can give you more options.

Stay Flexible: Be prepared to move quickly when you find a property that fits your criteria. Having a flexible schedule can help you view properties and submit offers promptly, especially with your time crunch situation.

    @Tamara Harris - There are endless Meetup opportunities all around Colorado, especially in Denver. You'll find most of them on the Meetup App or EventBrite. Also here on BP, go up to the Forums tab up top and click on "events and meetups" and you'll be able to find one close to you.

    Hey @Josh Goertzen - It's been a minute, good to see you've been busy! We should catch up soon but here's an initial thought I had when I first read this. For many investors, one of the biggest challenges is scaling. Eventually you'll run out of money or lending potentials on your own which is usually when many investors start looking to partner up. Your skills as an inspector are a huge value add! If you can find a partner with the capital and/or lack of time, you can become that go to person on the team to make sure you are making solid decisions on the buy side, especially if your partners are out of state. 

    Just one thought of many but let's definitely find a time to meetup again soon!
