If your making more money here in California I would recommend purchasing out of state rentals but what ever you do try to buy free and clear with out leveraging, dont go out and buy 10 properties, buy 2 free and clear.

You can get the bathroom inspected if there needs to be fixes done to bring it up to code then you can proceed to do that. I would recommend you pull permits and have it done to code so you can avoid future issues when selling the property. Also by pulling a permit its going to help with your resale value. Buyers always ask if additions are permitted, it gives them a sense of security knowing that it is, just as you asked your realtor if it was permitted or not. I did a complete rebuild last year and subcontracted 80% of the job and 100% of it was permitted and inspected. Today it holds 170k in equity. Get the permit brother!
