It's in Shamokin, PA. I'm already turing this offer away. As a lot of the information I am receiving seems to be boggus. Per representative the ace was getting 450 to 500 per door. Which is primarily funded by section 8. The comps I'm receiving are also not accurate. Seems like someone wants to get it off their hands at the same time not budge on price. Their sweetening it up by making it sound like a great deal.

@Anthony Angotti Looking 2+ unit properties with cash on cash ROI between 15-25% but that all depends on a lot of variables. With funding, I would say class B properties. But I am open to class A as well just depends on the price. Anything below 250k? Not even sure what number to go with havent really scanned Pittsburgh yet. Please advise. Thanks

Thank you all for replying. I already spoke to him and told him that I would have to jump through a lot of hoops like insurance and contacting the city and that his cost might go up also since it will increase my insurance cost. After all that he said it's OK and to forget about it since it's too much work to go through. I told him I can do it it's just that it's going to cost more on his end etc and he said no let's not. So I said "okay as you wish" :)

Awesome!! i have been hearing about this and finally it is approved. I have a SFR in orange county and have the lot size to build another unit in the back! Going to call city and look into this further! Give me your guys thoughts on my approach. Thanks!

@Jon Q. Thanks for your reply. I already spoke to him and told him that i will have to jump through a lot of hoops to accommodate his request. So he said that its not important and to leave it. They are good tenants giving me a $500 cash flow so id like to keep them happy but I approached it in a way where it seems too difficult to get the job done. Thanks for your response!

@Jon Q. Jon, Great stuff here buddy! im scanning through the site right now. One question i have for you is what do you based on to determine if it is a growing market or not. I get that you have a top 20 list, how ever how do you compare to other markets? is there a number that you have which it must meet? etc. Thanks!
