Is the $10/month budget enough for gas? Maybe for 1 day (say on the weekend, when there is no traffic) it might take you to a certain point and back.
You can also leave home an extra hour or so before work to scout the neighbourhoods (between home and work). HOWEVER, please forgive me if I am being ignorant of what's going on in Florida. I am thinking that driving for dollars (in Florida) you should take into account YOUR safety (considering the stand your ground law, being mistaken for a stalker, burglar, etc)!
That $10/month budget might be better spent on stamps/mailing a few letters/month, after you do your due diligence @ the court house/online.

@Brian Huber are you referring to the contract being notarized "if" the seller is out of state?

Whoa there @Aaron Mazzrillo !!! The article is inspiring indeed.
However, don't treat @Bill G. like that! Because of his continuous warnings about knowing our state laws about RE and potential pitfalls in general, I've kept my hiny from being burned. I've learned a lot from Bill and I've learned a lot from you. Both of you are colourful in you own ways and both of you have given me good laughs and inspiration.
I don't mind the knocking of heads, but the personal insults are not called for. I hope when the dust settles, there will be an apology and a handshake and Aaron, even if you cuss me out too, I still appreciate you.

@Haidar N. what is the Market like in Windsor for buy & hold and buy & flip?
The last I heard, people were leaving due to job loss, etc and although there are alot of students from the University, the rental market was in a slump. Is this still the case?

Stelco steel left Hamilton a few years back and there were negotiations about building a professional football stadium for the Hamilton Tiger Cats. Not sure if that deal is still on the table, but there is a revitalization project in the works for Hamilton. Like any other city it has its pluses and minuses, you just have to do your homework.
By the way, it's great to see the Canadians out and about on the forum. Thanks for the laughs and sharing your experiences!
