I like being my own boss, in business for myself, but not by myself (networking is important). I will cater to buyers or whom ever (to a certain point), but being their puppet on a string, defeats my aspirations of being a wholesaler.

Sorry, I don't know how to connect a quote, so I will just type it.
"There is a lot of good information on this website about wholesaling. Learn all you can, make sure you understand what you are doing before doing any deals".
A great place to start is by reading the "Ultimate Beginners Guide To Real Estate Investing" (under the Learn tab above), using the search tab, etc.
Like Toronto, there are "pre-construction" condo assignments happening in Vancouver, but it is very important that you verify if wholesaling/assigning contracts for resale properties can be done in Vancouver. Find this info by checking your province's real estate laws and you can also attend a few real estate investment meetings in your area (look for them online under meetup.com) to get this info. However, don't get sucked into any "sales pitches". When you find the one you like, connect with the investors/lawyers, etc. They can help you learn what is/not allowed in Vancouver.

I get it and I understand your perspective. I know that you had good intentions. Does your processes/procedures/systems need tweaking? Only you can answer that question.
I have been to guru school and thankfully I dropped out before I actually started the business. No deal yet, but I have a better understanding of wholesaling, how to set the expectations of the buyer/seller, etc, from the beginning by telling them who I am and what I do. If they walk, then that's Ok.
