Seller financing is a good way to start if you are looking to sell to your current tenants, other than that, you will need to run into a proper plan why you will need that and how long will it take you?
At the current scenario, without knowing anything about you or your properties I will recommend either to look at a loan from your assets using DSCR loan.

Hi @Michael Ewers all great advise here but one thing that I will say is that you just has to try and see if that is what you like to do.
Every marketing strategy has to be adequately design for you, your time and what you like to do.
If you don't know start with one and move to NM the next one.

Hi @Cheng Chu great advise already given to you. McKinney and Princeton have been growing a lot and it is a good place to invest, but it is always related to what you are looking to achieve in a rental investment, appreciation or cash flow.
At this time that area does not offer a big cash flow and due to the amount of development going on there, rental demand has declined a bit.
In any case you have to make an analysis case by case. I have seen great properties coming out with a great rental rate, but you would know those move quickly so being partner with someone local in DFW is always a good idea.

I looked at some agencies that collect rent as collectors. The success rate is below 30% so it is always do some arrangements with the tenant or move on depending on the case.

My question is how did you get to the point where you are getting 50 deals a week? I only get garbage from NW and other big companies.
Like Ben said, networking. I have to go to many events, constantly talk with people that are in real estate. At least once every quearter I get someone to tell me that there is another wholesale company offering deals.

You.have to be always on the top and be ready to act when that deal shows up.
If time is a problem then partner with an agent that can help you to find that deal that you are looking for.

Hi Guillermo, the best option for you to consider is MTR. That is something that is growing due to the limitations of STR.
MTR is something that will help you but you will have to be a bit flexible in the times that you are planning to come in.
Management is cheaper than STR, but you have to consider other factors such as close to places where those MTR are in need.
