When an agent is asking you to send an offer in writing is because they want to follow a contract terms. If they don't provide you with a contract with the terms then she might be looking to use TREC promulgated contract but be careful if you haven't use one.

Are you trying to avoid a commission that you are not involving a realtor? I would always recommend to involve one as they have experienced on that. Even with wholesaling that they don't want to sell using an agent you can have some agreement with a realtor.

@Brian Adams I am actively looking at this and there are duplex in the area.

@Caleb Brake I have investments in Lewisville and it is true that Lewisville and surrounding don't have any 2,3,4plex.

This is not to say that there isn't any but it has turn out that the duplex available are been sold individually as residential and not income because the sale price is higher that way.

SFH with a down of 40% / 50% in Lewisville will give you a good return. Prices are keep going down and rentals up.

My portfolio currently is in Lewisville and it is giving good performance.

Denton has Xplex and other MF but they don't have a good return. The capex is 3% and ROI is bad even with the appreciation.

I keep looking but best places now to invest in plexs is Fort Worth and Arlington, there is a lot and with good returns.

I am currently working with a group of investors to close a couple of duplexs, one in Arlington and another one in Fort Worth.

Plano is having some growth issue as reported by Plano ISD with the decline of enrollment. That could be determined by numerous factors which I haven't seen a study yet as this was reported Monday.

Anyways when you try to have a property for LTR in cities with school rating higher than 7, the economic doesn't work. Schools are one of the factors that drives quality and rise prices. At this moment there are cities that are having an 8% growth and prices are starting to go up 

On the other hand there are cities in good neighborhoods but without great schools that had house prices going down.

Market depends on where you are standing and what strategies works better for you.

I would say that you have a lot of opportunities for investing @Randall Alan explained well your financial strategies.

With respect to what strategies to choose is depending on what you are willing to learn.

STR depending the area is always a good strategy though you have to understand that is hospitality no real estate.

Outside it will depend on the country and your knowledge. Startup investing is good at this current market as there is no a lot of money so startup values are low. Though that is a risky bet in most cases if you don't know and you can lose everything that you invested in.

All skills are learn but doing and being repetitive. You can read many books and do so many training, courses, etc bu they won't teach you the stress when something broke and it has to be fix in the day or the whole project goes south.

Easy big money does not exist. Every project will provided you with some good return depending on the resources that you and your partners put.

Flips and house development are in a similar category so you can start with a flip, but as @Jonathan Greene said it can go though, so if you don't have an experience partner you should start small.

@Karan Shah, I will say that what Michael has mentioned is a better choice. Collin County seems to be over price, the same than Denton County, though you could find some deals there is always a challenge to find the right one.

One thing to take in mind is the maintenance cost, Fort Worth has older houses that will cause issues on the maintenance, if you are looking low maintenance you will need to look a few and identify how you fell comfortable.

    Hi Hermant,

    Here are some notes for you:

    • - Filter Criteria: this will depend on the risk that you would like to take and the budget. For this you have to define your strategy first before defining the filtering. 
    • - Learning Resources: learn by doing, go to meetups, you can read many books, though it will need to be up to you to decide. I don't really recommend any because I haven't found one that is spot on.
    • - Location Focus: for multi-family in DFW, as the supply is low you will need to look what fits the best for you. You can focus around Universities, or old town as a start.
    • - Investing with a Friend: You have to create an LLC and a good operations agreement. In general is not that complex to do.
    • - Loan Type and Liability: we have to look at what you are looking for and the loan type. It is always recommended to do it using LLC but not all types you will qualify if you don't have business with the lender or you don't have experience.
