Hi @Henok Micael, to find a duplex in this area, you will need to go to Denton, all duplex in the are mentioned have been subdivided so there are a few but you just buy half duplex, this is due to the high appreciation that those cities had in the last 10-yrs. 

I have recently done some multi-family deals in the area however, those are long-term holding as well. The properties don't have a Cap Rate to cover the expenses and  they are more based on tax incentives for investors.

Hi @Henok Micael, new construction is tough for investors, @Bruce Lynn mentioned the main things that you have to consider.

I would like to tell you that, of course, it is not always like that, new constructions have a different strategy to invest in, and some are very profitable in the strategy that you are planning to do, but the long-term hold is most likely a 10-yr period, so that risk is higher.

Hi @Steven Zhai, I will recommend to look at BP, and then all other online and create your own.

There are many tools and spreadsheets out there, but those don't count your priorities. 

In my years analyzing deals, I have customized and created my own. Every time that I have a new project, the template is customized accordingly to what I learn during the time in the project.

When you mention a deal, it is also important to understand what is the end goal of that, are you looking for rental, fix and flip, STR, MTR, every one of these deals have their own tab in my spreadsheet because the economic are different.

But please don't get overwhelm, choose one and learn that one first then move to the next one.

Hi @Leeroy Ayala, I wouldn't say one or the other but both. You have to diversify your portfolio always to reduce risk. 

Real Estate is a great way to build wealth long-term, but it won't be an easy way out when you need something right away.

In your situation, I would try to find an option where I can maintain both.

Now looking at your rental example, you are not properly calculating the cash flow of a rental. You can use the rental tools that BP has available, you don't have your expenses covered on it.

There are multiple strategies, and I will need to know more about that property that you are mentioning, however you can never count the $1,200 as a profit.

Hi Michael, I have also been exploring this options. I have seen some in Frisco and McKinney but I haven't pull the trigger yet. There are many things that will come into due diligence when doing this deals.

i work with my title company and attorney to draft a proper underwriting.

i have helped a few clients to do seller financing though.

STR in DFW is very tricky so building your understanding of the neighborhood that you want to target is key.

Hi Nate, 

I will expand what Kyle said, "taking action and building the team" is everything in this business.

You will encounter many issues in the way up and you have to be able to overcome them quickly.

I learn daily and every project has a new thing that I haven't seen before.
