I would recommend Fred Tichauer with Berkshire. He helped my son get a home and 3 investment houses. He had 40 yrs experience and is also a SFH investor/flipper himself.

@Account Closed Although I don't do SFH but MFH I have owned in the Omaha-Des Moines area for 10 yrs and the returns here are steady. I can get you in touch with someone who specializes in SFH in Omaha for 40 yrs as an agent and investor and has around 60 SFH portfolio. He has helped my son buy 3 properties in 2 yrs (he and his wife moved back from SB as they couldn't afford a home there but after 2 yrs. here have a home and 3 SFH rentals). BTW I love the SB area and belong to Fess's and Blair Fox's clubs. Would love to belong to Zaca Mesa but they don't ship here.

The friend that asked has been a commercial broker and investor for over 40 yrs. and she didn't know if she had to disclose it.

I had a friend ask last evening if she needs to disclose to prospective tenants that their half of a duplex may be haunted. Not having any experience with this I thought I'd ask BP. She bought it as a rehab and in the process her workmen have noted unexplained door slammings, foot steps from upstairs when no one else is there and someone tapping them on the shoulder when no one else is there and unexplained noises from the baement when no one else is there. It apparnetly is only one one side of the duplex and the other half is already rented without incident. She had one prospect look at the main floor and liked it then went upstairs and quickly came down and ran out of the house saying it wasn't for her. What do you think?

@Jeff WalleniusAs a multifamily buyer I've made all of my deals through a commercial broker. All of the good ones I've seen are off market "pocket" deals. Develop a relationship with several brokers and get a reputation as someone who does deals and they will seek you out. If you are a "tire kicker" you'll not get any deals.

It shouldn't be a problem to split off the lot. It may be a matter of do we want to lose control of the property next door to the apartment, which we would if sold. The house rent was never part of the financials supplied so in fact wasn't part of the figuring of the deal. It's a small town and we're told the rent for a one bedroom single family should be $400/month.
