Why not do both---pay off loan (not a very high interst rate) and be a REI ?

now that I am 55 y.o., i want to invest as smart as i can for the next 5 years .

 I admire all of you who got the message of accumuating wealth through R.E. when  

young. I have 2 SFH now that are good cash flow, paid in full.

any thoughts on what would be the smartest way to go- 

i.e.  multis or  sfh,  a few in  A  areas 

vs. more  in C areas? 

I do know i cannot afford to wait for appreciation to happen in 20 years.

yes i am -but i think all the good ones are gone first day on mls...or before

I think i would have to switch from being a social worker to become a realtor in order 

to be a sucessful investor. Every time i search the MLS and find an interesting property,

it's already taken. I know R.e. agents get first pick, so how can the rest of us ever find 

profitable investments? Very discouraging.

Have you always gotten back your inital binder money

(the 2,500 binder they hold on credit card in order to bid)

if you are not the winning bidder?

they say they release the hold and i hope it's true, 

but have read questionable reviews about them..

I have homes with both a nd only problem I've had is when the well pump breaks, 

which costs about 1300 to replce about every 8-10 years .
