sullivan, ulster, orange counties are all good options,

and only 90 minutes from nyc---good luck.

thanks evryone...their bank is near the house-2 hours away in a small town.

guess i will have to confirm verbal agreemnet in certified mail letter and send back check!

Tenant moved in dec 1st, was 2 weeks late with Jan rent. I then

posted 3 day notice on door and was overnighted the rent money order,

with a note saying starting feb 1st, rent will be paid with personal check not money order, as I ahd verbally requested initially, but did not put in lease .

Should i take the check, even if it is on time? i wouldn't know if it bounced until a few days later. can i refuse the check and say i will only accept m.o.?

Interesting...tenent just left me a message saying he will

overnight rent check ,in response to me saying i will evict.

lets see if i get it!

Although I would then have to pay legal fees to lawyer, right? (If he pays after served)

also, if tenant will not recieve 3 day notice can I tape to front door?

Ok- do i tell thenm I am planning to evict?

i am 2 hours away, I will have to pay a lawyer to start the process, and would i hold them responsible for the legal fees if they pay the rent and i withdraw the eviction?

tenants move in dec 1st.

paid for dec. and 1 month security deposit.

now he told me jan rent will be 10 more days till check is cleared,

cannot make rent due to all moving expenses.

promised starting feb, rent will be paid by the first.

Do I start eviction process when he just moved in.... really?
