@Sean DuPre I'd allocate 5k for landscaping out the gate, you didnt even mention fence but i assume youll need some fence work.

Ask the owners if you can get an inspection on the roof, roofdoctors will come out and inspect for free. Creates more trust for you as a wholesaler to provide that info.

@Sean DuPre you are going to have to go over there and take a look at the property yourself, when you say "all work possible" does that mean fire damage? foundational repair? meth house? varying levels of work are needed for each one of those yet IMO they all qualify as "all work possible" see if they can provide pictures, maybe a facetime walkthrough, or if they would even allow you to see the property..at this point anything helps.

@Ephraim V Sison Jr I would just suggest you partner with somebody who has done this before, the educational piece is great but real world experience brings another level of questions and answers that you would probably not consider had you not been through it before

When looking at auctioned real estate I would suggest going to check out the auction at the court house steps for yourself, it would be a good experience. Also from my understanding you would have to buy these houses with cash, however I know there are private lenders that are interested in court house purchases cause they typically have less competition.

Typically they just want proof of habitability, but that class may be the move for you just to be sure

Hey Mike, I would suggest (as you mentioned) going to investor meet ups to see who you can rub shoulders with, I would be hesitant to work with a mentor over the phone, especially one I have never met before. the real estate roundtable ( look em up on FB ) is a great meet up here locally, there is a west sac meetup help monthly by my friend @Sergey Tkachev which is also great.

@Erinn Bolden have you considered refinancing your VA loan to a conventional? this would free up your VA to be used again.
