I would say the deals are there but you will have to dig, much like any other high profile market in California it will be unwise to assume you can just go on the MLS and cash flow. Many MF owners are offloading properties right now because they are concerned with the new rent control laws being established in the Sacramento community too. Just something to consider.

Merced is a nice little town with potential for growth coming from the UC that has been growing at a nice tick for the last couple years. I would agree with others in the sense that you need to find something practical 3/2 would be my suggestion and do your research. Sure the college will breed expansion but then who are your tenants? College students, I think we all know how that can turn out lol.

Welcome to buy and hold investing in California! Your math looks good on the surface and as an agent here in Sacramento I can tell you I am seeing essentially the same things you are. As mentioned above the ADU play is very big right now as the city has done some big things as far as ADU allowance and ease when it comes to the permitting and planning piece of that but you are pretty spot on, this is why unless a crazy deal comes my way (off market will be the only way to make that happen) I am sticking to flipping locally and rolling those profits into buy and hold properties out of state.

Non owner occupied will be 20% down so 100k property = 20k down*

In California you get a 350k property and you’re putting down 3% = 10.5k down*

@Jeffrey Tripp absolutely man, I know a couple high performing agents in Fresno that can help you out with your search for a property when the time is right! But like you mentioned being your own GC is the dream scenario!

let me just challenge this brotha by the other side of this right, so think of the INFINITE realities in which you do switch jobs, move, goals change, triplets, divorce, family death, acid to the eyes and you go blind, you see where i am going with this. While i don't know anything about your specific situation I suggest saying the next 3-5 years can be fairly certain but just reevaluate accordingly and never assume what you will be down 5+ years down the road.
