I've been looking for a good bank in Charlotte too but they all seem to offer a very similar product investors.
The best commercial conversation I've had so far has been with Deane True at Charlotte Metro Credit Union.
I have not engaged their services as of yet but they look promising... for bigger commercial deals
So far all of the smaller deals 1 to 4 units that I have done have been with @Jerry Padilla with MB Financial who you can find on Bigger Pockets. I highly recommend him even though he's out of New York.
I would love to see who else will chime in on this.

yes I do see a lot of off Market deals from wholesalers. Not all of them are good. Tell me what you're looking for and I'll keep a lookout for you but I'll be honest when I hear really good deal I'm trying to grab it for myself. Obviously I can't buy them all so I'll be happy to pass them on

is there a common rule of thumb for percentages of EGI or NOI that you reserve for say....vacancies, repairs and CC for single families rentals?
