Closing this week on a renovated single family in Bridgeport. Found it on the MLS.

Developers are buying single family, or small multi family and putting up cheap 200+ unit buildings. Last I heard Stamford has a very high occupancy rate (around 95%). These buildings are cheaply built (stick frame, not concrete, you can hear your neighbors doing everything) but look nice to the average renter thats forking over $1,800+ a month for a 1br apartment. I toured a few and was shocked at the poor workmanship of these luxury condos. That being said, the city is very attractive to young professionals that commute to the city, want a good bar scene, make a lot of money, and don't know what good construction looks like.

There's also meet ups with people on bigger pockets. Fairfield has one once a month. 

There are a few B/c areas, but the issue in Stamford is everywhere in these areas is being bought out by developers. I think the issue is a lot of owners (including myself) are waiting to be bought out. 

I'd be happy to talk about Stamford with you.

Hi All, What do you think about this deal... 3 bedroom 1 bath townhouse (no hoa) has been renovated, but poor workmanship. Taxes 3,350 Ins 1200 (guess) Rent 1100-1350 (most likely section 8) 60k purchase 5k rehab (simple cosmetic to attract better tenants) Cash purchase, cash out loan after. I expect the property to appraise for 80k Let me know your thoughts

I'm an agent and you can have a separate website, but there are some requirements to make it legal. I signed up with Keller Williams, and they allow you do have your own URL and can build out your own website. However they give you a website that is better then anything I would be able to build. It redirects to my branded website (I haven't had time to customize it yet)

Hi Aquila,

I'm also a real estate agent/investor living in Stamford. With a budget of 300k budget it might be hard to find a 2 family in Stamford or Norwalk. There are some deals that come up from time to time though.

Hi All, Anyone know a good plumber in Bridgeport CT? I'm away for work and the tenant says the sewer line is backing up. All new plumbing to the sewer line in the basement. Would like someone to fix it tonight if possible. Dan
