Hi Mariana,

It is defiantly doable to find a 2 Family home under 235k and less than 9k in taxes in CT, just depends on the market. It would be hard to find something in Greenwich/Stamford/Norwalk, but there are properties available further up north or this price. 

It depends on what kind of tenants you would like to deal with, and what areas you would like to invest in. I'm not very familiar with the southern NY market, but if you would like to talk about CT I would be happy to help you.

My thought is leaving them a gift card and plant of some sort. I figure it will start the relationship off right. Hopefully it will encourage them to respect me and the place a little more.

I've just started the application process for B2r/Dwell as well for a refinance. I was hesitant since they have a lot of bad reviews but hoping they work out and I can do more business with them.

Hi Stephen,

You should be able to find the Lis Pendens that were filed for the foreclosure at the court house. The summons and complaint should show you how much is owed and to whom. Not sure how it is in Texas, but these documents might be able to be found online. 

In these cases it really all depends on how much is owed on the property. 9 out of 10 they are being foreclosed because they owe more than the property is worth. In this case why would you want to buy the property?

If they aren't underwater you might be able to buy the property subject to the debt. Basically transfer the deed into your name and assume the loan. 

Each situation is different, find a good real estate attorney to go over the details if the property has equity, and if the owner would be interested in selling.

Check out Nexis.com as well. Sometimes it has different numbers then TLO. Also if you look into any mortgages or deed transfers you might get a different address listed on them. Could give you another avenue to go down. Do the owners have any other property? Also check where the tax bill is going to if you can.

If you send me the info I would be happy to do some research for you tomorrow. (don't worry I have no intention on investing out in CO, my primary job is related to finding owners)

inspection went well. She tested one GFI and didn't check to see if any of the other outlets were grounded. Didn't say anything about the foundation. She did request I change out an outside light fixture. 

Thanks for the help though. I thought it would be a little more intense.
