If you put a house under contract for lets say $3k EMD, and then you end up assigning the contract, how does that $3k get back to you? Do you add it to the assignment fee or does the deposit come back to you once they close?

So I'm looking at a deal and asked if there were any Leins on the property and I was informed that there is a first and CHFA second on the house... can someone help breakdown what that means exactly?
