Does anyone have any insight into this area? I am potentially looking at an investment property there and am not familiar with the area. Proximity to downtown looks nice

Hey Nick, are you still purchasing lists on an on-going basis? Would love to learn more

Since your plan is to owner-occupy the property you would be able to get an owner occ loan which would require a much lower downpayment. However to get one of those loans you usually have to move in straight away (or at least within 60 days? you'd have to ask a lender for what those exact rules are, I'm not remembering right now.) Prices are pretty high out here, so the difference between 5% down and the 20% or so you'd need for an investment loan ends up being a big chunk of change.

What is bringing you to Denver? just curious

Thanks Jean! The only thing is that if I use a hard money lender they will also cover 100% of the rehab. I'm looking to get something that needs a ton of work so I can bring the value way up and hopefully refi most of my cash out with an owner occ lender.

Always wanted to live there. The sun and dry air are amazing and I love to ski, hike, bike etc. I figure why not mix things up while I'm young!

Closed on a small 2/1 in a stable area of NE Indy on 12/30/2015. Paid 23k cash, put 10k into new kitchen and various small repairs and paint throughout. Ready to lease on 2/28/2016. I did all the painting myself and my handymen did the rest. Showed house three times to colleagues from work before handing the keys to PM . First person showed signed lease and is moving in 4/1/2016. $725.00 a month. I'm looking to cash out refi now, and start another one. Not nearly as big numbers as you all, but I'm tickled pink with it!

Hey Chris! I'm a newbie too so sounds impressive enough to me :)

Curious how it went with the cash out refi. Can you spare any more details on how much you were able to get out of a mortgage company (or other lender) based on the new appraised value?

Hello, I am looking to move to Denver sometime over the next year or so and am searching for a Real Estate Agent who has experience with investors. Ideally I am trying to find a fix & hold duplex where i can rent out both units until I get there, and then live in one of them.

If anyone has any recommendations I would really appreciate the connection!

Thanks

In Wisconsin (specifically Milwaukee), is it Real Estate Attorneys that conduct closings or Title Companies?
