Hi im a new agent learning rentals, I started to build my database and preview apartments but can someone explain the rental forms and their process from first substantive contact what I must give my client until closing the deal as in depth as they want in laymans terms. greatly appreciated, thanks

When buying rental properties how many loans does a bank generally give out to you ? And when the investor has a large portfolio they can't have hundreds of loans out with banks right ?

I'm curious about a financial decision to make . My real estate investing is not a business , I just use all my left over cash for my deals and expenses . Do you recommend keeping a separate bank account for all my rentals and the occasional flip to keep all my real estate money in one place ?

I'm looking for some extra cash and I came across cash out refinancing . I currently own a co op in Long Beach NY and my mortgage is for $150k at 4.75% and it was recently appraised for $210k after some renovations . This is where I stand and I wanted to figure out my options . How much cash can I get out of this deal and if possible can I get a mortgage for even more than what it's worth to put more cash in my pocket ? Or is it generally just 80% of the arv , and do different rules apply to a cooperative ? Any suggestions , tips , comments greatly appreciated .

I live in a condo in Long Beach NY , I work in the city and moving up North to settle down plus Long Island traffic and commuting is crazy ! Anyone from an hour and a half north of Manhattan actively investing or just any general thoughts on the area ?

well my problem isn't the stinky shoe , its a stinky closet lol . I frankly don't care how much shoes smell when they you can't smell them when wearing them but i don't want my closet to smell of it so is cedar will do the trick thats my option right now . @Marcia Maynard

Im looking for recommendations for a non ventalated small closet for sportswear/ equipment/ sneakers/ tools . I've heard to line the closet with cedar planks to get rid of the smell , anything other ideas ?
