I am an investor in Jacksonville, Florida and am finishing up my 7th & 8th flip and about to close on #9. I'm ready to ramp up my marketing spend and increase the leads I've got coming in and move into wholesaling in addition to flips. However, all of my capital is tied up in my current projects so I'm seeking a financial partner to fund the marketing budget and split the profits. Anybody interested?

I am under contract to buy a house subject to the existing mortgage. This is my first subject to deal. I'm wondering about the due on sale clause. I've heard from several investors that banks virtually never exercise this clause and demand full payment. My question is why not? If the original borrower that they underwrote sells the house, why don't they demand payoff?
