How do you suppose I convince or influence him/her to do so ?

Hello BP family. Is it uncommon to ask a contractor(s) to walk me through my first or second deal just so I can kinda get a feel for eyeballing things that need to be repaired? Ive been told not to pay for an inspector. I just dont see how a contractor is willing to do this for free. Should i offer he/she lunch to make it a even trade OR should I call a hand full of contractors in the market im investing in to get an average repair cost? Thanks guys

What if I can't find that person to walk through my first deal? I dont want that to prevent me from doing my first transaction. What shall I do then?

I dont really see one created for my area. So do i just use one and show it to my attorney to make sure its ok?
