Connect with other experienced investors in the area- there are plenty of options for local reia clubs to meet people and most are more than willing to share what they know with you- don't be afraid to ask.

We started out investing with a low interest HELOC. That can be a good way to go, but even better are no money down deals with very motivated sellers. We have done seller finance deals, reo directly from bank (AND they financed it also), and theres always wholesaling or assignment of contract where you have very little risk and can build up some capital for your next purchase. All these and more can be no money down (or very little). Hope this helps. PM me for a great book that explains all the strategies in a very understandable way. @Matthew Miles we live north of Utah Valley (county) in Weber county and have rental properties in both Davis and Weber counties.  Our costs are anywhere from $25-$95 a month per property and we have everything from 1 bed condo/ small house to 4 plex properties.  

We are with Farmers now, but have changed around over the years. I agree with @William Hochstedler that you should always be shopping around for best possible rates and coverage.

@Bill Carovano thanks for your reply.  We have recently started to use Podio ($14/mo) but did not realize it had text capabilities (probably not the version we have).  I feel like we haven't scratched the surface of all it can do for us !

We do have a google voice number, but are you saying you can do group texting with that ?

@Jessey Kwong right now we are looking to occasionally contact previous guests to market special rates at our hotels to them.  We can think of lots of other ways we could use this also to communicate with buyers, sellers, and other investors too.  

No, we do not them to contact our phone directly, but are fine with the hotel number or in other cases our google voice number.

Question about marketplace: Is there an amount of time a post remains on marketplace or an advised amount of time to wait before re-posting or a way to even find "my posts" ? I can't seem to find the post we did just a little while back at all ?  Please advise.

We are looking for good, user friendly sms (text) and/ voice marketing programs or apps to use in our real estate business (mostly for hotel guests).  Something we have not done before.  Any suggestions of what to use?  

We would also love to hear experiences from other investors !
