There are deals to be found in every market and every area, the trick is to know the best ways to find them and not to settle for a deal that is not "the best".  Do all you can to learn and network with those in your area who are actually doing deals now.  Search for RE investment clubs in your area and then try them out and join one asap.  We have found that good investors are more than willing to share what they know and help others out- one of the many things we absolutely love about this business and BP as well !

Welcome to BP ! Good comments @Robin Cox.  It is amazing what can be done remotely these days with the internet and all.  We have experience doing wholesaling (assignment of contract) and also purchasing away from where we live.  Happy to connect and share what we can anytime.

I'm with @ Marc Wishinsky - "so many good books to read" and just heard a thought recently that if we implemented (aka: took action) on ALL the knowledge we have already gained we wouldn't get it all done in a lifetime.  Still, I probably would have added this book to my stack of books to read if I had not already missed the "deal" !  Congrats @Mindy Jensen  & Bigger Pockets on this release !

@Nichole Stohler, I also love the phrase, "you don't know what you don't know" and good point about learning lessons on a smaller scale.  We have found all of this to be true.  I would love to chat more about hotels and syndication with you and learn more about what you do!

@Larry Tran we have just recently started with syndication on our second hotel project and are learning a lot.  We have a really great attorney who is coaching us through the process !  (just happens to be on BP also !)

We started with sfr and multi up to 4 units for the first couple of years. We have worked our way up to hotels now (100+ rooms) I would suggest partnering with someone with experience and/or some good mentoring to get started. We are happy to share our experiences anytime. I agree with Matthew Paul ! Dishwashers and washers & dryers are usually just more problems (ie expenses & headaches) waiting to happen. They are not worth the cost for maintenance and upkeep. I would remove it.

We too, own a condo in UT and HOA fees are crazy as well as "dictatorship" referred to by @Jim Sakalis above ! That being said, it rents easily and is increasing in value although there is not a lot of  monthly cash flow.  We are just waiting for the right time to sell in our market.  Call it a learning experience and move forward.  Good luck.
