Post: Application fee refund?

I was second in line for a house and was told the app fee was non refundable, so I waited until I was sure the house became available before I paid.  The other applicant chose to go somewhere else.  I did this to avoid paying and then not getting the house.  You may want to spell it out to applicants that if they're 2nd, and the first takes it, they will not get a refund.

In my old house, when the pump stopped working and we didn't know, the water level rose to within a few inches of the sub floor, like a pond!  The concrete foundation allowed it to stay.  This was in a small area under a bedroom addition.

I've used the HUD website to try to glean information about rents in certain geographic areas using city and zip code. Seems to be fairly accurate.

The rear wood fence in my tenants back yard is falling down.  There was some construction going on behind the area in another lot, and they graded the ground and remove some support dirt from the other side of the fence.  Until I settle this with the construction people, which seem to have stopped work altogether, does anyone know of a good handyman in the Eastside who can shore it up?  My PM has a contact, but I would like my own to fall back on too.

I've not done an eviction to completion before, but I am under the impression that once the tenant is removed by the police, their belongings get taken out the same day and placed at the corner of the street for them to take with them.  That is, unless they request that you store it for them at your expense.

One month seems a long time to have kept their stuff in the property.  Not sure about your next step on this one.  I would probably hire a crew to take everything out to the street for them.  Let them figure out how to take away.

Getting the twin involved so that he will be a responsible party to what happens as well is a good start.  He may end up trying to fix this mess to avoid tarnishing his rep.

Coil.

Glass tops don't retain the beautiful shine they start out with due to stains, scratches and liquids spilling under the glass.

Beauty is fleeting.

My former mother in law said it took her 15 months to get a couple out of her rental.  They were attorneys!  But professional tenants don't have to be anything special.  They've been renting for years and know the rules.  Landlords are the ones that have to screen well and perform due diligence in renting out the property.

We live in a society made up of rules, and we expect society to follow them or suffer the consequences. I have a cat and found a SFR rental that allowed cats, for fear that if I lied about it, I would be found out eventually and booted. I didn't want to have move again, so I looked for a cat friendly rental. If people sign contracts with rules, they should be expected to follow them. That cat being found outside and trapped or having been seen indoors, and given notice to remove or quit ends with the same scenario. The cat was going to be gone. As I see it, it was legally done, and I don't think it was cruel or done by a jerk. Emotional statements like that reflects on the type of landlord making them.

Setting loose a bunch of feral cats would do the trick.  I see feral cats chasing squirrels outside my back yard all the time.  They keep mice, and gophers at bay.  I don't mind them a bit, but not sure about your area.
