The machine seems to be a POS, or point of sale, like a cash register.  The vending machine mentioned was about another property.  Perhaps this is a commercial tenant?

Nonetheless, the landlord is probably following protocol and I wouldn't fault him.  Patience is a virtue.  The machine will go to it's rightful owner eventually.

A company's offer letter may not mean that they accepted the job.  As part of their background check, I would call the employer to verify employment.  Other than that, they seem to be good candidates fro tenants.

I would think that a pet fee is considered a security deposit, in case a pet damages the property.  Just like with a security deposit, which gets transferred to the buyer, the pet "security" deposit should transfer to you as well.  What happens when a pet destroys a wall?  You should have the whole pet fee to use in that case, not a prorated portion.

I would just request that all collected fees get credited to you from the seller's settlement at close of escrow.  The escrow company should know to do this already.  I wouldn't ask the seller anything, just do it, since it's common.

Years ago my friend managed to get a bullet hole in the side of his fridge.  He put a sticker over it, but when he moved, the owner peeled the sticker and charged him to repair the hole.

Yes, I agree that Mr. Harris explains things very logically and I was able to understand the concepts easily, and I liked that.

Like you, I didn't buy into the coaching aspect.  But that's where it stopped for me, because I can get just so much from videos and books.

My coaching will be self coaching and experience for now, and eventually some few pearls at seminars like this.

The Rich Dad Poor Dad seminars do the same thing.  They entice with some good info, then if you want to learn more, you have to go to their workshops.  Nonetheless, some of these events are worth it.

I bought a house that had the bathroom fan vent into the attic, and the inspector said that it had to be re-routed outdoors somehow.  It wasn't too difficult to do.  Perhaps in summer it may not matter, but in colder times, that steam moisture can cause problems in the attic, same as if it didn't get vented in the bathroom at all.  I'm not sure what the building codes say about that though.

I looked into Lindahl and Harris, and a couple of other "gurus" before I even heard of BP.  They each apparently are co writers of a RE book with Trump.  I contacted both camps and they wanted quite a bit of money to "coach" me.  I researched them on google and got directed to Ripoff Report.  There is some info there.  I don't doubt that they have made money in RE, but now they seem to be more of a lecturing company and take a percentage of the deals that they teach you how to do for a fee.  I don't mind reasonable fees to learn, but if I recall, they were up there.

That's when I decided to look elsewhere and found BP!

Check the settlement in your HUD-1, in buyer's side. Sometimes escrow doesn't show the debit from the sellers side so you have to be on top of it.

I had to do the math myself and found that although I got prorated rents, they didn't give me the security and fees.  Seller isn't gonna say anything about it so double check.  They had to send me a check later but it took them 6 friggin weeks later!

Since it belongs to the tenant, escrow deducts it from the seller's settlement and transfers it to the new owner.  This is true for security deposit, last month rent, and other collected fees.
