Just ran my numbers on this.
That area rents $1050-1500 with amazing finishes, so $600-650 for that property aren't unreasonable. Not sure what your contract states, but for this to be a GOOD deal to invest in (15% or more ROI) the sale price (using your repair numbers) would need to be $55k or less
