"Bad News is just totally Bad News", and when there isn't any Good News to follow, it's Horrible News. It's Christmas!

Both! being said, those questions were intended to blanket the operations of numerous banks and the state of New Jersey.

I say that to say, " there are tons of regulations, rules, laws, guidelines, etc.", I need my questions to be unlimited.

Sorry, that doesn't make sense. I had to look into the process. I had a misunderstanding.

The debt is larger than the value of the home or just listed for less, and if the owner cannot afford the mortgage than the property is foreclosed. Or possibly it could all just be negotiated amongst the lender and seller to avoid foreclosure.

Short Sale

A home that is listed for sale at a price lower than the amount owed on the mortgage. Homeowners hope to sell their home as a short sale to avoid going into foreclosure
