Hey BP So im running the numbers on a 74 unit building. It's very difficult to put an accurate valuation on the property due to a negative NOI. Property has been grossly mismanaged and currently sits at 34% vacancy.

Any suggestions on how to go about putting a valuation on this property?

So I've decided to try and get a list of multifamily owners from listource.com. And maybe im just not the sharpest tool in the shed, but this trash is harder than i thought it would be.

25k price tag, didn't feel comfortable with the coach I was speaking to. felt like i was talking to a salesperson or telemarketer instead of a real estate investor potential mentor.

The proforma rents are as is. And there are two vacant units. If i rented those two units out without any rehab the property would cash flow 1400. If I rehab the properties. To where I think they can be. We are looking at 3k cash flow.

Hey BP. I could really use another set of eyes on this report. Its a 2 property deal consisting of 14 total units. Rents are far below market value. I think it will take 5k per door to bring property from a C class to a B class and command a strong rent. 

Interested to hear your remarks.

@Matthew Olszak That great advice. I don't mind paying a broker for the information. I just want to set in place a system that allows our company to grow and do real estate the right way!
