A little more info needed.  One story, two story, three story?  Low slope, steep slope?  Squares or footage of roof?  Broke up in several faces?  Is it needing sheathed too?  How many layers now?

I say this with reservation, I have NEVER hired out a rental roof in my life.  Usually had friends or family help, sometimes myself.  Most times I increased the project with building 2’ soffits where none to little existed.  I have zero 2 or more story barns, usually low slope little ranches.  did half at a time

IF you do tear off might as well do it all.  You will earn your bucks.  Early dryer falls are prime time.  Roofs get HOT in a hurry.  Working on a hot roof lowers life time. A compressor hose and shingle gun as well as a roof spade will get most of your needs.

I would try and fit a cap shingle sort of side saddle. Nailed on top and on vertical beam.  If that does not work out I would dab a bit of roofing tar on each nail and call it a day.

HERE that flat of roof doesn’t last long.  They make rolled roofing that works better on that slope.


What is the purpose of that structure?  Might want to rethink the next one you build. More slope and the other half for roof reasons OR metal roof

The above pic of sticks for railing, although it looks cool,  wouldn’t hold up to abuse or liability lawyers attack.  LOTS of issues, change it out quickly

My guess is it isn’t cig smoke.  More than likely a cannabis residue.  Is it on the upper walls up by the ceiling?

First you have to fix any rot or decay and have a good solid surface, smooth and firm.  Next is replacing any doors and windows.


Take off old siding, If your in cold country you should sheath house in usb and caulk cracks to prevent drafts,wrap house with tyvek or tYpar.  I have done my last house in vinyl.  IF you have any hail it is a bad choice. Cement board or JP Smart is a better choice.

I have put good used tubs in that looks like new.  My opinion is fence would be last thing installed.  IF the house really NEEDED something you may as well do it now.  You will get dinged $3 for every dollar spent.  New buyers will get a home inspection OR mortgage co will sometimes.  Besides better every thing looks the better, and faster it sells.  Even if you take out a home improvement loan to do so.  Of course neighborhood has to be good. Used fencing can be found also If you look hard enuf. Don't cheap out but watch out and conserve your coin.

The 'proper' way of fixing this is to remove every speck of this old dangerous wiring and replace with new 3 wire with proper ground.  If your insurance gets a sniff of its existence now they will cancel.

  IF it's a one story with attic and basement it's not hard to snake new wire.  Label each wire and hire an electrician to hook them to a modern large breaker box.

IF your breaker box is a fire prone Federal Pacific get rid of that too.

Doing so will give you great pleasure and reduce cost from 5-10K to a few hundred.  Its not rocket science to string wire and electricians don't care to do it all that much.

I had one house like that years ago.  My guess would be those black streaks mostly come from mj smoking.  Takes a lot of scrub to get off what you can.  I would scrape off popcorn ceiling and prime with the oil base stinky stuff.  Otherwise mj WILL bleed through.  If it isn't then still way to go.
