Ok, thanks for responding, didn't even know that!  I'm glad I posted for help. I definitely wouldn't want to get kicked out of the program considering I just got in.

I am in the process of renting a property using Section 8.  I am asking for $1295 in rent however the housing authority approved $1223 although the Zillow estimate is $1295.  Can I challenge this?  If not, can I charge the tenant the difference?  If I can charge the tenant the difference, do I need to draft an agreement between myself and the tenant?  Thanks

@Erik, I didn't misunderstand the 3x rule of income.  I've never rented to section 8 and I'm finding their income is not 3x, which is probably the reason why they're in the section 8 program to begin with.  I just wanted to know if it was common to add the voucher amount as part of their income, but Patti's response helped me to make that determination. Thanks for your feedback.

Thanks Matt,  but do you  count the voucher as income ?  So right now I'm looking at a tenant who has lived in her rental for 3 years, she makes about $2,500 a month plus she receives a 4 bedroom that I believe is around $1400 a month. Would I include that as income as being $3,900 a month?
